The buildings no longer fit for purpose, are not economical to repair and are to be demolished. There are four structures onsite; the primary structure, the Workshop (pre-1956), is a single-story industrial building with a saw tooth roof and concrete slab and the building is approximately 110m long by 24m wide, is timber framed and primarily clad with asbestos sheeting with a lightweight iron roof.

Several environmental investigation reports have been undertaken on the site since 2017 and have concluded that the sludge material in the pond is contaminated with heavy metals and biological contamination. Aurecon consultants have completed a rules assessment that is appended to this DWR which outlines the likely requirements of the consenting authorities.
