2.1 Background
• The outcome sought is that the school should have fit-for-purpose buildings across the campus. This will require remedial works across numerous trades, including plumbing, electrical, roofing, and general carpentry.
• Phasing and / or staged handover of the project will be negotiated with the school. Tenderers should allow for some out-of-hours and school holiday work.
• Project consultants are:
o Project Manager and Lead Designer: Architects 44 Ltd (Rachael Spriggs)
2.2 Required solution (method and approach)
a. The Contract Works required are:
i. The works are to be priced in four separable portions:
ii. Portion 1: Blocks B, C, F, & G: Targeted Cladding & Building Remediation and Window Replacement
A range of issues across the four blocks requires replacement of various combinations of cladding, decking, and door and window joinery.
iii. Portion 2: Blocks B, C, D, F, & G: Roof and Guttering Replacement
A range of issues across the five blocks requires replacement of various combinations of Coloursteel and Clearlite roofing, flashings, spouting and downpipes.
iv. Portion 3: Blocks A, B, P, C, D, F, & G: Electrical Upgrades
Switchboard upgrades including new RCDs, and some light fittings upgraded to LEDs.
v. Portion 4: Blocks C & G: Toilet Fittings & Wall Linings
Replacement of fixtures and fittings and provision of hot water to WHBs, with some replacement of wall linings.
vi. The scale of the works is medium.
vii. Phasing and/or staged handover of the project will be negotiated with the school.
i. The site is level and flat and offers easy vehicle access.
ii. The Contractor will be engaged through a Medium Works Contract. No Contract related tags will be considered. The Principal prefers there to be no drawings and specification related Tags.
